Every year, the Hampton Place Board of Directors reviews all expenses required to support our mission to preserve the integrity and maintain the appearance of the neighborhood by:

  • Providing Financial Management and Neighborhood Planning
  • Overseeing common Area Maintenance and Repairs
  • Providing Architectural Change & Improvement Guidance

As members of the Board, we take our duty very seriously and use great care in ensuring that all HOA dues are managed in a responsible manner and for the benefit of Hampton Place and it’s residents. As always, the Board has requested multiple quotes from different vendors for many of the line items included in the budget, in order to ensure the best value in pricing and most fiscally responsible use of HOA funds.

In 2019, you will notice a slight increase of $25 in dues over 2018. We understand this decision will not be popular with most, but as you will see in the budget details (see back side of this letter), this increase is necessary to adequately cover all costs of the Association.

This year’s dues have been set at $475 per residence, of which 85% percent will be used for two major items:

  • $202 - Pool - required for lifeguards, pool maintenance services, amenities for a full season
  • $204 - Common Area Maintenance - including but not limited to mowing, fertilization, landscaping, bi-weekly pond treatments, snow removal, sprinklers and more.
  • The remaining 15% is allocated to some community events and general overhead of the Homeowners Association including office supplies, required insurance, and HOA Management Company Fees (note, this is NOT the Board of Directors - we are volunteers).

2019’s budget also includes one-time expenses totaling almost $17,000. These include outstanding liabilities the Homeowners Association incurred during 2018 that were unknown and unforeseeable at the time last year’s budget was determined. Instead of invoicing all residences for additional dues last fall, the Board was able to negotiate deferment of payment of these liabilities until 2019. Some of these liabilities are being paid using the unused funds originally intended for the full 2018 swimming season.

In an effort to further limit the amount of the increase to homeowners, the Board allocated an additional $2300 from the HOA contingency funds to lower dues from what would have been $490, down to the $475 amount. This will still leave approximately $8000 for contingency (a little low), but still enough to cover most unexpected expenses that may arise during 2019.

We hope this helps explain the need for the slight increase. While no guarantees can be made when it will happen, it is the Board’s full intention to lower dues when fiscally possible. Please Remove The Geese Control...It's an unnecessary expense. With the amount of water throughout Hampton Place, geese control services are required.  While many may appreciate the geese around or not see this as a necessary expense, their aggression and waste are a health and safety hazard to our residents.  Click here for more info.
