For Phase 3 & 4, trees are under warranty with Greentree Landscaping for one year from installation. Any issues, please contact them directly at (440) 657-5221. After the warranty expires, it is the responsibility of the homeowner to resolve any issues per the Hampton Place Homeowners Association governing documents.
No. You are not obligated to disclose if your child has a disability. You only need to disclose the information if you feel doing so will help the instructor meet your child’s needs.
Instructors will make the call the day of swim lessons and will contact each parent if the class is canceled. In the event a class is canceled, your instructor will set up a makeup day. Most makeup classes will be held on the last Friday.
No. The first Monday of lessons will be a payment and registration day. Classes will not be held Saturday or Sunday, and the last Friday is a make-up day if any class is cancelled.
Pick the class that you think works best. When swim lessons start, Metropolitan Pools can always move the child up or down a level based on their skill set. PLEASE keep in mind your child’s feelings, it is often better to move a child up a level because they are doing a good job vs moving them down.
Please contact the facility your child took lessons before. Each level should have a name associated with it such as “Sea Horse” or “Guppy”. Metropolitan Pools has details of each level on their website. You can reference this and choose the level best suited.
The cost per child is $49. Metropolitan Pools does not give discounts for signing up multiple children.
If you or your child took the class through Metropolitan Pools, please contact their office & they will look that up for you.
Payment in full will be due to the Metropolitan Pools instructor on the first Monday of your class.
No, you must live in Hampton Place to participate in swim lessons.
Please contact Metropolitan Pools's main office at 216-741-9451 as soon as you decide to remove your child from the class. If the child has participated in 2 classes or less, they will give a full refund. If it has been 3 classes or more, they will provide a partial refund on an individual basis.
All lessons will be held prior to the pool opening. An instructor will contact you 1 week prior to the class & let you know the exact time for your child’s session.
Unfortunately, Metropolitan Pools only offers morning swim lessons currently. However, many local recreation centers offer afternoon/evening swim lessons.
If your children are signing up for the same level, then yes. If you are signing the children up for different levels, then no. Most developments will only have 1 instructor, because of this, each class level will be taught at different times. If you have siblings you wish to have in the same level & same time, please indicate that on your registration.
Metropolitan Pools understands that children develop at different ages, because of this they do not have a minimum age for swim lessons. They just ask that the child be able to sit & follow directions from the teacher.
Being part of a homeowners association brings certain responsibilities including funding, but not limited to, maintenance of all common areas and other items to benefit Hampton Place. Dues are typically due in April of each year.

Hampton Place has service from Wow! and Spectrum. Sattelite Dishes are permitted, but must meet the requirements outlined in the Hampton Place Governing Documents (See Standard Lot Guidelines)
Trash day is Tuesday of each week. Bulk trash pick up is Tuesday of the third full week of each month.
For many years, the Hampton Place Homeowners Association had a previous management company perform inspections. Unfornutaely, they did not perform the inspections as they should have, and lots of things were missed. With the new management company, as of 2018, inspections are being done properly and are finding violations, including those that should have been identified previously.
All Homeowners Association rules govern an entire lot, including the backyard. For resident privacy, Titan Management bi-monthly inspections typically look for violations that can be seen from the street. If something is not within that view, they may not know about it. For any alleged violations submitted to Titan Management, they will (and have the authority to) inspect anywhere on the entire property.
The Homeowners Association Management company performs inspections twice a month and treats all residents and violations equally regardless or residence, personal preference, etc. If you see a residence with an alleged rule violation that has not been handled, it could be one of the following:
- The alleged violation is too new where it has not yet been seen during the inspections.
- The alleged violation has been seen during the inspection, and the resident has been notified and within their 21 day window to resolve the issue.
- A hearing has been requested of the Board of Directors and it has not yet occured.
- A hearing has occured with the Board of Directors and a judgement has not yet been passed down.
- It may not be a violation of the rules.
Correct, sign's are not permitted within Hampton Place except: (i) street and identification signs installed by the Association; (ii) one temporary real estate sign not to exceed six square feet in area advertising that such Lot is on the market; (iii) political signs in accordance with the rules and regulations established by the Association; and (iv) approved signs as listed within Appendix A of the Standard Lot guidelines.
Please note: Decorations (including those with words) ARE for special occasions, such as birthdays, graduations, retirements, births and similar non-recurring or infrequent events, shall be displayed no longer than one week prior to and/or following the occasion. Consideration of neighbors should be exercised when decorating for any occasion.

With any expense, each resident may not have a direct benefit on each of the Association expenses, however, all expenses do benefit Hampton Place as a whole. Throughout the years, the Board has received numerous requests for events (even to where a committee was created) along with overwhelming positive feedback from attendees when events occur. All residents within Hampton Place have the option to attend and/or participate in all Hampton Place events. It’s your choice if you chose not to participate in them
We are a single subdivision community, and as part of the community you are part of the Homeowners Association. Amenities like the pool, landscaping, ponds, etc increase the value of all of our properties. All residents within Hampton Place have the option to use all amenities. It’s your choice if you chose not to use them.
Each new section of our development brings with it additional expenses that are due before the homes are built, such as common sidewalks, maintenance of the common areas, additional ponds, additional space that requires snow removal, etc. This increase in costs must be included in this budget, even though the homes are not completed in the new section.
With the amount of water throughout Hampton Place, geese control services are required. While many may appreciate the geese around or not see this as a necessary expense, their aggression and waste are a health and safety hazard to our residents.

Pool hours are considered based lifeguard staff availability and associated costs. Please note: This is only approximately 5 days of the entire swim season. Majority swim season hours are 11 AM - 8 PM.
